What should I expect during a home inspection?

Home inspections are an important part of the home buying process. Without an inspection, you’ll be unaware of the quality of the home you’re purchasing, as well as being left in the dark about potential issues. The Balance explains what you can expect during a home inspection in Illinois, as being fully aware of the process allows you to make smarter decisions.  

Roofing issues

Problems with the roof can lead to many other issues in the home. For instance, roof leaks are a serious matter that contribute to mold growth and rotted wood. Missing shingles may also cause heat loss, which impacts a home’s heating system over time. Roof inspections look at the current state of the shingles, as well as interior components of a roof. An inspection may also focus on other areas, such as sealing around the chimney.

Problems with the electrical system

A faulty electrical system in the home is more than just an annoyance. It’s also a serious fire risk, which may decimate a home and gravely injure its inhabitants. Inspectors will ensure that the home’s electrical system is currently up to code. It will also look for problems or inadequacies, which may lead to issues down the line. Older homes may need a full replacement of electrical components to make sure they’re up to code, and these repairs can be extensive.

The presence of mold and mildew

Excessive moisture in the home causes the growth of mold and mildew. Mold can exacerbate some health conditions, including allergies and asthma. Certain types, such as black mold, are considered extremely toxic. While less damaging, mildew also signals a real issue, especially when it stems from an active leak. The current owner will need to address these issues before the home can be sold.
